The Milestones of Your Journey


1. The Contract & Disclosure The journey begins with a Contract of Sale. This document outlines the price, the timeline, and any special conditions (like finance or building inspections). We review these documents to ensure there are no "hidden roadblocks"—like undisclosed easements or restrictive covenants—before you are legally bound.


2. Due Diligence & VOI Once a contract is signed, the "Discovery" phase begins. We conduct comprehensive searches with local councils, water authorities, and land registries. During this stage, we also perform a mandatory Verification of Identity (VOI)—a high-security check designed to protect you from the rising threat of property fraud.


3. The Digital Exchange (PEXA) Gone are the days of physical bank cheques and paper titles. As a modern firm, Pathway Conveyancing utilizes PEXA (Property Exchange Australia). This allows us to coordinate in real-time with your bank and the other party’s legal representative.


4. Settlement: The Finish Line On settlement day, the digital workspace handles the heavy lifting. Funds are transferred instantly, mortgages are discharged, and the Title is updated with the Land Registry.


  • For Buyers: We confirm when the "Green Light" is given so you can collect your keys.
  • For Sellers: We ensure your mortgage is paid off and the remaining profit is cleared into your account immediately.
