Your Journey Home: The Purchase Process

Phase 1: Pre-Contract & Negotiation
Before you sign on the dotted line.
What You Do:
- Finance Pre-approval: Know your borrowing power before you start bidding.
- The Hunt: Research your target areas and negotiate the price with the agent.
- Contract Review: Found a property? Don't sign yet. Send the draft contract to Pathway Conveyancing first. We’ll check for hidden easements, restrictive covenants, or unfair special conditions.
- Special Conditions: Ensure the contract includes the protection you need (e.g., Finance, Building & Pest, or "Subject to Sale" clauses).
Phase 2: The Commitment
Moving from "Under Contract" to "Unconditional".
What You Do:
- Pay the Deposit: Transfer this to the agent’s trust account as per the contract.
- Identity Verification: Complete your VOI (Verification of Identity). This is a mandatory Australian legal requirement to protect you against property fraud.
- Inspections: Book your professional building, pest, or strata reports immediately.
- Loan Approval: Work with your broker or bank to ensure formal finance is approved within the contract time limits.
What We Do:
- PEXA Workspace: We create your digital settlement workspace in PEXA (Australia’s secure online property exchange).
- Title Searches: We conduct comprehensive searches to ensure the title is "clean" and the vendor has the legal right to sell.
- Lender Liaison: We coordinate with your bank to ensure they are ready to fund the purchase on time.


Phase 3: The Countdown
Preparing for the big move.
What You Do:
- Mortgage Documents: Sign your bank’s loan offer and mortgage docs promptly (often done via digital signature).
- The Final Inspection: Arrange this with the agent 24–48 hours before settlement. Ensure the property is in the same condition as when you signed.
- Utilities: Organise the transfer of power, gas, and internet for your move-in date.
What We Do:
- Adjustments: We calculate the "Statement of Adjustments" to ensure rates, water, and land tax are split fairly between you and the seller.
- Stamp Duty: We manage the lodgment and payment of Transfer Duty to the State Revenue Office.
- Final Check: We perform a final title search (Priority Notice) to ensure no last-minute claims have been lodged against the property.
Phase 4: Settlement & Beyond
The finish line.
What We Do:
- Digital Settlement: We facilitate the electronic exchange of funds and the legal transfer of title. No more bank cheques or physical meetings!
- The "Clear to Collect" Call: We notify you and the agent the moment settlement is successful.
- Post-Settlement: We notify the local Council and Water Authority of the change in ownership.
What You Do:
- Collect the Keys: Once you hear from us, head to the agent, grab your keys, and enjoy your new home!
